Most wet yards in Sussex County have the same few causes: downspouts dumping at the foundation, a lawn graded toward the house, runoff coming down a slope, or heavy clay and rock that won’t let water soak in. We find which one it is on your property, then fix it with the right mix of French drains, underground pipe, catch basins, swales and regrading.

WALK THE PROPERTY
We look at downspouts, grade, soil and where water collects, and figure out where it’s coming from.

PLAN THE OUTLET
Water needs somewhere lower to go. We pick the pipe route, pitch and outlet, then give you a free written estimate.

DIG AND INSTALL
Utilities are marked through NJ 811 first. Our Bobcat E35 mini excavator digs the trench, and pipe, stone and fabric go in to suit the job.

BACKFILL AND CLEAN UP
We backfill, regrade and clean up. Disturbed areas are left ready for topsoil and seed.

Drainage FAQ
Do I need a French drain or just regrading?
If water runs across the surface toward the house, regrading or a swale often fixes it. If the ground stays soggy after the surface dries, a French drain usually helps more. Many yards need both. We’ll tell you which after walking the property.
Where does the drained water go?
It has to go somewhere lower that can take it, such as a lower part of the yard, a dry well or an existing outlet. We plan the outlet before we dig so the water isn’t just moved to a new problem spot.
How much does drainage installation cost?
It depends on the length of the run, the depth, how much rock we hit, access and the outlet. We walk the property and give you a free written estimate before any work starts.
Do I need a permit for drainage work?
It depends on the scope of the work and your town. Larger soil disturbance, work near wetlands or streams, and anything tied into a road or storm system can need approval. We’ll go over it during the estimate. Underground utilities are always marked through NJ 811 before we dig.
